Grand Hotel Therme is a five-star All Inclusive spa resort in the quiet village of Banya, near Razlog, at the foot of the Pirin Mountains. It is part of the Grand Hotel Resorts by Pulse chain and brings together three worlds in one complex: the main hotel with 176 designer rooms and apartments in an Austrian Alpine style, the more private Chalet Therme with its own entrance and reception, and the Therme Villas, houses with their own yard and private pool.
The heart of the resort is its mineral water. It comes from a thermal spring about 3 km from the village, which flows at around 58°C, and supplies 8 outdoor and 4 indoor pools and a 6,000 m² spa and wellness centre with saunas, steam baths and relaxation areas. The water is known for its beneficial effect on the joints, the skin and the respiratory system, and the resort is open all year round.
The resort has 10 restaurants and bars. The Main Restaurant Therme serves buffet breakfast, lunch and dinner, the All Day Alpine Restaurant offers Alpine dishes in a themed setting, and Rosé is the à la carte restaurant. Cake & Art is the in-house patisserie. For drinks there is the Lobby Bar with a fireplace, the Lounge & Whiskey Bar, the adults-only Pool Club, the Vitamin Bar Energy with healthy drinks and snacks, and Aperi Therme in the spa, with brunch during the day and live DJ evenings on Fridays and Saturdays.
For children there is a free all-day kids’ club with an animator, games, crafts, themed parties, a children’s disco and visits to the mini zoo, open from 08:00 to 24:00. The playground is split into an area for the youngest with slides, climbing frames and a ball pool, and a gaming club for older children with arcade games, foosball and air hockey. In the Fun Park Therme next to the hotel there are rope courses, trampolines and an eco trail.
The Pulse Fitness club has the latest equipment and guests can train with a certified Pulse coach. There is also a natural-grass, Olympic-size football pitch, multipurpose sports grounds, horse riding, ATV rides and hiking in Pirin, including trips towards Vihren peak.
The hotel has a multifunctional conference centre that can be turned into a cinema, parking with an electric car charging station, and facilities for guests with reduced mobility. Pets are welcome; larger dogs can stay at Grand Pets, the resort’s own pet hotel.
In the main building, the Luxury Room (35 m²) and the Executive Room (38 m², with a terrace) are for two adults, and the Family Room and Family Suite (45 m²) have a pull-out sofa for one child. The One-Bedroom Apartment (70 m²) sleeps up to three adults, the two-level Alpine Suite (105 m²) has two bedrooms for four adults, and the Penthouse Therme (265 m²) has a panoramic jacuzzi, a fireplace and a whiskey bar. The more private Chalet Therme offers Chalet Deluxe Rooms and Chalet Suites, and the Therme Villas are three-bedroom houses for six guests with their own yard and private pool. Grand Hotel Therme is in the village of Banya, in the Razlog valley between the Pirin and Rila mountains, a few kilometres from Razlog and a short drive from Bansko. In winter a free shuttle runs from the hotel to the first station of the Bansko gondola, and in summer the area is a good base for hiking in Pirin National Park. Sofia airport is about 150 km to the north.

Prices and what is includedPrices are in euros, per room per night for the number of guests shown on each room, on Half Board (breakfast and dinner), 5* Premium All Inclusive or Therme Privilege (Premium All Inclusive plus dinner at the Chalet Restaurant); at Christmas and New Year only Premium All Inclusive is sold. They include the hotel SPA with mineral water pools, Pulse Therme (guests aged 14 and over), Pulse Fitness, the kids’ club and daily children’s activities, the adventure world of Fun Park Therme (weather permitting), ski storage, the shuttle to the first station of the Bansko gondola and 9% VAT. The tourist tax of 1.43 € per person per night is added on top. Minimum stay: 4 nights at Christmas (24 to 29 December) and New Year (30 December to 3 January), 3 nights in all other periods.
Early booking and long stays5% off for bookings confirmed by 30 November 2026; early-booking stays are prepaid by 15 December 2026. Outside Christmas and New Year, long stays get free nights: 7 nights for the price of 6, 9 for 8, 10 for 9, 11 for 10, 12 for 11, 13 for 12 and 14 for 12. Long-stay offers can be combined with early booking outside Christmas and New Year. Discounts do not apply to extra charges.
PaymentEvery stay must be paid in full no later than 7 days before arrival, or 28 days before arrival at Christmas and New Year. The hotel may refuse accommodation if the stay has not been paid.
Cancellation and changesAutumn and early winter (until 23 December): free cancellation up to 7 days before arrival; 50% is charged from 6 to 3 days before arrival and 100% from 2 days before arrival. Christmas: free up to 21 days before arrival; 50% from 20 to 14 days and 100% from 13 days before arrival. New Year: free up to 28 days before arrival; 100% from 27 days before arrival. Winter (4 January to 31 March): free up to 14 days before arrival; 50% from 13 to 7 days and 100% from 6 days before arrival. A no-show is charged 100%. Cancellations and changes must be made in writing.
Check-in and check-outCheck-in after 15:00. Late check-out until 17:00 is possible for an extra fee, subject to availability. Show the voucher we send you at reception, together with an ID card or passport for each guest, as the hotel must register all guests under Bulgarian law. You will be given the room type confirmed in your booking.

Extending your stayIf you want to stay longer, contact us first. Extra nights arranged directly at the hotel are charged at the hotel’s reception rates.
Problems during your stayIf anything is not as expected, tell the hotel reception and let us know straight away, within 48 hours at the latest, so that we can resolve it with the hotel. Any damage caused to the hotel is settled directly between the guest and the hotel.
